Mesa Verde is the neighborhood people picture when they say Costa Mesa used to get the details right. Laid out in the 1950s and 60s around what is now Mesa Verde Country Club, it is a district of single-story ranches and low-slung mid-century homes on lots that feel generous by today's coastal standards, on streets wide enough that the neighborhood still breathes.

 

The Housing Stock

The core of Mesa Verde is the original ranch inventory: three and four bedroom single-levels, many with real yards, some backing the golf course. The Upper Birds, the bird-named streets in the neighborhood's upper reach, carry some of the most sought-after blocks, and the difference between an original-condition home and a thoughtfully renovated one is one of the widest value gaps in the city. Why Downsizers Land Here

A large share of the downsizing moves we run out of Newport Beach end in Mesa Verde, and the reasons repeat: true single-story living, a flat lot, a real garage, golf and parks in the neighborhood, and a purchase price that frequently sits below the Newport sale price, which matters for the tax math. For sellers 55 and older using Proposition 19, a replacement home at or below the original home's sale price generally carries the full low tax base across. Daily Life

Mesa Verde lives locally. The country club anchors the center, Fairview Park and the Santa Ana River trail run the western edge, and the shopping centers along Harbor and Adams handle errands without a freeway. South Coast Plaza and the airport are minutes away, and the beach is a straight run down Victoria or Adams. It is quieter than the Eastside, more established than the Westside, and it trades on exactly that.
