Inland of Pacific Coast Highway, the Flower Streets carry a mix of original cottages, rebuilt front-and-back duplexes, and newer construction pushed to the lot lines. A single-level cottage or a lock-and-leave condo near the village core replaces stairs and yard work with walkability, and the ocean stays in the daily routine.

For homeowners 55 and older, Proposition 19 is often what makes the move pencil. A low property tax base from a longtime home can generally travel to a replacement primary residence here, with a two year window between the sale and the purchase in either order.
