Bayshores

A gated bayfront cottage community beside the Balboa Bay Club, with two private resident beaches and its own quiet loop of streets off Coast Highway.

Bayshores sits behind its own gate off Coast Highway, tucked between the harbor and Mariner's Mile and sharing a fence line with the Balboa Bay Club. It began as a summer cottage colony and never lost the feel: low fences, beach cruisers in the driveways, and two private resident beaches on the bay at the end of the lanes.

The streets are lined with original cottages, thoughtful remodels, and newer customs built to cottage scale. Lots are compact, which keeps the neighborhood tight-knit and the maintenance light, and a small bayfront row with docks anchors the top of the market. The gate does real work here: Bayshores is one of the few guard-gated communities in Newport Beach where the architecture still feels like a beach town rather than an estate section.

The Downsizing Case for Bayshores

For owners 55 and older, Bayshores offers what many downsizers actually want and rarely find together: a smaller, manageable home, a gate, a private beach, and neighbors who know each other. Proposition 19 generally lets a low property tax base transfer to a replacement primary residence anywhere in California, with two years between the sale and the purchase in either order. Cottage-scale homes here can still carry substantial prices, so the allowance math deserves a careful pass. The framework is on the Prop 19 downsizing page.

Daily Life

Mornings start on the private beaches, paddleboards go in at the community launch, and the restaurants of Mariner's Mile are effectively next door. Hoag Hospital and Newport's medical corridor are minutes away. The tradeoffs are the ones the gate implies: limited guest parking, cottage lots, and homes that reward owners who want cozy over cavernous.
