Balboa Peninsula

Newport's classic beach town: piers, the boardwalk, the ferry, and the Wedge, with the harbor on one side and open ocean on the other.

Balboa Peninsula runs for miles between the open ocean and Newport Harbor, and most of what people picture when they picture Newport Beach happens here: the Newport and Balboa piers, the boardwalk, the Fun Zone, the ferry to Balboa Island, and the Wedge breaking at the tip. It is the most public-facing stretch of the city, and also home to some of its most settled blocks.

Homes on the Peninsula

The stock is a mix that rewards knowing the block: original beach cottages, duplexes and triplexes with rental history, rebuilt customs on the ocean-facing boardwalk, and bayfront homes with private docks on the harbor side. Peninsula Point, past the ferry landing, runs quieter and more residential than the pier blocks. Alleys carry the garages, lots are compact, and two properties a street apart can live completely differently.

The Downsizing Case for the Peninsula

Downsizers land here for the walk-everywhere life: coffee, the pier, the ferry, and the beach without touching a car. For owners 55 and older, Proposition 19 generally lets a low property tax base transfer to a replacement primary residence anywhere in California, with two years between the sale and the purchase in either order. Duplexes add a wrinkle worth understanding, because the base transfer applies to the primary residence, and mixed-use parcels need careful handling. The framework is on the Prop 19 downsizing page.

Daily Life

Summer brings the crowds and the energy; winter gives the Peninsula back to its residents, which longtime owners will tell you is the season that sells them on staying. The honest tradeoffs are summer parking, weekend traffic on the single road in and out, and the premium that oceanfront and bayfront both command. For people who want the beach town rather than a view of it, there is no substitute in Newport.
