South Coast Metro

Lock-and-leave living beside South Coast Plaza and the Segerstrom arts campus: condos and townhomes with the county's best shopping downstairs.

South Coast Metro is the urban corner of Costa Mesa, the district around South Coast Plaza where the city trades ranch tracts for condos, townhomes, and towers. It does not look like the rest of Costa Mesa, and for a certain kind of buyer that is precisely the point.

Homes in South Coast Metro

Housing here runs from garden condos and gated townhome communities to newer high-rise and mid-rise residences, most with association amenities and none with a lawn to mow. Floor plans skew single-level by design, elevators do the climbing, and the association handles the exterior. It is the most complete lock-and-leave inventory in either city this site covers.

The Downsizing Case for South Coast Metro

For a homeowner 55 or older leaving a large house, this is the cleanest simplification available: sell the house, buy a condo at or below the sale price, and let Proposition 19 carry the old property tax base across in full. The gap between a longtime home's sale price and a Metro condo often funds the next chapter outright. The worked math is on the Prop 19 downsizing page.

Daily Life

South Coast Plaza is functionally the neighborhood's main street, the Segerstrom Center and South Coast Repertory put a full arts calendar in walking distance, and the restaurant rotation never really ends. The tradeoff is honest: this is a busier, more built-up corner of the city, and freeway access that makes life easy also keeps the area moving.
