What Newport Shores actually is

Newport Shores is a small community at the far west end of Newport Beach, tucked between Pacific Coast Highway and the Santa Ana River mouth, laid out around a canal. The streets are Canal, Walnut, Prospect, Colton, Lugonia and the numbered streets in the low sixties.

The homes that traded here recently were built between 1960 and 1983, median year 1962. All of them are detached single family residences with no common walls, and there is no land lease.

Sizes ran 1,059 to 2,755 square feet, median 1,743. And then there are the lots, which are the strangest number in the whole dataset.

Every lot here is the same size

Across the recent Newport Shores sales, lot sizes ran from 2,480 to 2,890 square feet, with a median of 2,638.

That is a total spread of 410 square feet between the smallest and largest lot in the community. For comparison, lots in Newport Heights run from 3,603 to 17,250 and in Dover Shores from 6,000 to 14,800.

Newport Shores lots are roughly the same size as Balboa Island lots, which median 2,550. The difference is that on Balboa Island you pay for the island and there is no association at all. Here you get something else entirely, and it costs almost nothing.

The finding: $70 a month buys a pool, tennis and pickleball in Newport Beach

Here is the number, and I have checked it on multiple listings because I did not believe it the first time.

The Newport Shores Community Association charges $70 a month. One listing reports $55 and one says only "Call," but $70 is the figure that appears repeatedly and consistently.

What that $70 covers, according to the amenity fields agents completed on those listings: a pool, tennis courts, pickleball, a sport court, barbecues and a picnic area.

Now put that against the other Newport Beach communities I have measured for these guides:

• One Ford Road charges $835 a month for a pool, barbecue and outdoor cooking area, playground, sport court, clubhouse, management, guard and security.
• Big Canyon Villas charges $898 to $925 a month.
• Crystal Cove villages charge $892 to $1,255 a month.
• Sea Island charges $800 a month.
• Newport Shores charges $70.

Set against One Ford Road, that is a difference of $765 a month, or $9,180 a year, for an amenity list that is genuinely comparable minus the guard gate. Over a thirty year hold that gap is well into six figures, and it never appears in a mortgage calculator.

The honest caveats. A $70 association is a small association, which means smaller reserves and a heavier reliance on special assessments when something large needs replacing. Ask for the reserve study and the assessment history before you treat the low fee as pure upside. And Newport Shores has no guard gate, which is a meaningful part of what the higher fee communities are buying.

But for a buyer weighing a Newport Beach community with real recreation against a monthly cost, this is the cheapest one I have found by a very wide margin.

What homes actually sell for

Across 16 recent closings, prices ran from $1,800,000 to $4,060,000, with a median of $2,657,500.

Price per square foot ran $1,125.23 to $1,935.85, median $1,532. Square footage ran 1,059 to 2,755, median 1,743.

The total price spread is $2,260,000, or 126 percent of the low end, which is wide for a community where every lot is nearly identical. As in most of these neighborhoods, the variable is the house rather than the land, and here the land is about as constant as land gets.

How fast homes move here

Days on market ran 0 to 171, with a median of 24. Three sales closed at zero days on market and five closed within ten.

That median sits between the fast Costa Mesa tracts, where the median runs 9 to 13 days, and the slower Newport waterfront markets like the Balboa Peninsula at 37 days and Dover Shores at 31.

What is available right now

At the time I pulled this data, Newport Shores had four active listings and one home pending.

Five homes in play against sixteen sales in two years is a healthy but not oversupplied market. In a community this small, that is roughly a normal amount of choice, and it is more than several of the neighborhoods in these guides currently offer.

Where it sits, and what that is worth

Newport Shores is at the western edge of Newport Beach, which puts you closest of any Newport neighborhood to Huntington Beach and to the 55 and 405 corridors, and a short distance from the beach at the river mouth. It is a straightforward drive to John Wayne Airport.

It is also the furthest Newport Beach neighborhood from Fashion Island, Corona del Mar and the harbor social scene. If your picture of Newport is Balboa Island and the yacht clubs, this is a different part of the city, and the price reflects that: a median of $2,657,500 here against $4,575,000 on the Balboa Peninsula and $5,762,500 in Dover Shores.

The canal is the defining physical feature. Homes along it are a different product from the interior streets, and worth confirming carefully, because the water here is a canal rather than the open harbor.

What I would check before writing an offer here

• Get the association reserve study and assessment history. A $70 monthly fee is remarkable value, and it is also a small budget. Find out how the association has funded major repairs historically.
• Confirm the current dues in writing. Recent listings report $70, $55 and "Call." Get the real number.
• Confirm what the amenities actually are today. The pool, tennis courts, pickleball and sport court come from the MLS amenity fields. Visit them and confirm condition and access rules.
• Systems on a 1960s home. The median year built is 1962. Panel, sewer line and roof are the usual items.
• Flood zone and insurance. The community sits near the Santa Ana River mouth. Get an insurance quote before you remove contingencies.
• Canal frontage, if that is what you are buying. Confirm bulkhead condition, maintenance responsibility and what water access actually means for that specific property.
