For Readers of Moving to Newport Beach
The static printed page ages slower than a coastal city moves. This page serves as the maintained online directory for readers of Moving to Newport Beach, alongside the exact strategic checklist I walk through with relocating clients before they sign a contract.
The 12 items most often missed in Orange County coastal contracts — and the exact order you should ask them in.

Inside the checklist
Listing photos show you the finishes and the views. They don't show you the structural and financial variables that dictate whether a property actually functions for your daily life. This one-page companion guide gives you a tactical framework to vet an address before you remove your contingencies.
01Border Validation
How to verify exact school district boundaries by parcel number rather than relying on deceptive listing tags.
02The Carry Model
A blueprint for calculating total monthly carry — underwriting the true cost of California post-sale reassessments, tiered utilities, and coastal wear.
03Structural Friction
Pre-contract due diligence for parsing HOA architectural reviews, king-tide flood lines, and neighborhood parking permits.
04Coastal Feasibility
Identifying Coastal Commission and municipal renovation limits before assuming what you can build, modify, or rent.
These arrive automatically in the days after you download the checklist, or you can access them directly from the thank-you page.

Bonus PDF · delivered after sign-up
A one-page translation of how a California purchase actually works — escrow, contingencies, disclosures, earnest money, and closing — for buyers coming from states that handle the process differently.

Utilities, parking permits, school enrollment, doctor and vet setup, emergency alerts, trash pickup, beach parking, and the short list of city resources to bookmark before you arrive.
Chapter 14, kept current
As referenced in Chapter 14 of the book, public links and utility contacts shift frequently. This digital index is updated quarterly to ensure your first week in the city moves smoothly.
Explore Newport by lifestyle
Newport is not one place. Each of these clusters shares a daily rhythm. Ask me what's currently coming up in any of them.
Best for walkability
Walk-to-coffee, walk-to-dinner, walk-to-the-beach blocks. Smaller homes, denser streets, year-round community rhythm.
Best for families
Greenbelts, paseos, walkable schools, community pools, and a parent network that wires new families in quickly.
Best for views & privacy
Gated, view-oriented, larger lots, more privacy. Quieter daily pace, more car-dependent, built for the long view.
Best for lock-and-leave
Smaller footprints, HOA-handled exteriors, central locations. Strong fit for downsizers, snowbirds, and part-time residents.
Best for harbor lifestyle
Boats, docks, paddleboards, walkable bayfront life. Premium on the water that doesn't show up in the sticker price.
Ask Jade
School question, neighborhood question, rent-vs-buy question, coastal-process question, or "is this listing actually a good fit for our family" question — send it over. I personally read these.
A few short fields. The more specific your question, the more specific I can be back.
I personally read these. If your question is specific, I'll do my best to point you in the right direction.

If you're comparing neighborhoods, deciding whether to rent first, trying to understand schools, or wondering whether Newport Coast, Corona del Mar, Balboa Island, the Port Streets, or Newport Heights actually fits your day-to-day life, I'm happy to be a resource.

About the author
I moved to Newport Beach from Ohio with my French Bulldog, Boss, a sight-unseen apartment, and very little clarity on how the city's social and operational networks actually functioned. That relocation experience entirely shaped the way I run my business today.
I built my Orange County real estate practice around the understanding that choosing a home is a multi-layered financial and lifestyle decision. Because I am currently pursuing my Juris Doctor, I don't look at properties like a salesperson trying to clear a transaction — I look at them with a focus on risk mitigation, thorough disclosure, and fierce client advocacy.
Whether you're a year away from a move or looking to position a high-value coastal property for sale this season, my goal is simply to make the decision cleaner for you.
Giving back
Twice a year, Impact MVMT runs a weekend build trip in Maneadero, Baja, where a small group frames, paints, and roofs a home for a family in need. A portion of proceeds from the book and from this site supports their work.
